St Paul’s Bay Again With Highest Amount Of Property Sales In April

In April 2025, Malta registered 1,047 final deeds of sale for residential properties, marking an 8.2% decrease compared to April 2024.

Despite this drop in volume, the total value slightly increased by 0.2% to €311 million. The majority of these transactions—91.6%—involved individual buyers (households), who accounted for €254.1 million or 81.7% of the total value.
Geographically, the Northern Harbour and Northern districts saw the highest number of final deeds, with 325 and 171, respectively.

Localities with the most activity included San Pawl il-Baħar (73), Birkirkara (57), and Ħal Qormi (46), together making up 16.8% of total sales. Among the 1,126 properties transacted, apartments (415) and garages (233) were the most common, comprising 36.9% and 20.7% of all properties sold.

Additionally, 1,335 promise of sale agreements were signed—up 15.5% from April 2024. Of these, 89.6% involved individual potential buyers.
The Northern Harbour district led with 401 agreements, followed by the Northern district with 266. The Western and Gozo and Comino districts recorded the fewest.

San Pawl il-Baħar (102), Il-Mosta (73), and Marsaskala (59) had the highest number of agreements, making up 17.5% of the total.
