St Paul’s Bay Records Most Property Sales With 85 Final Deeds In September

Final deeds of sale and promise of sale agreements relating to residential property both declined in September 2026 when compared with the same month last year, according to new figures.
A total of 974 final deeds of sale were registered during the month, down 11.5% from September 2025. The total value of these transactions reached €306.6 million, representing a 10.8% decrease compared with the corresponding period last year.
Of the final deeds registered, 881, or 90.5%, involved individual buyers, while companies accounted for almost all of the remainder. Transactions involving individual buyers were valued at €259.8 million, making up 84.7% of the total value.
San Pawl il-Baħar recorded the highest number of final deeds of sale with 85, followed by Birkirkara (63) and Ħaż-Żabbar (39).
A total of 1,095 properties were included in the final deeds registered during September. Apartments were the most common property type, accounting for 405 properties, or 37.0% of the total, followed by 259 garages, representing 23.7%.
Meanwhile, 959 promise of sale agreements were registered during the month, a 9.6% decrease compared with September 2025.
Despite the lower number of agreements, their total value rose to €395.8 million, an increase of 5.5% over the previous year.
Individual buyers accounted for 823, or 85.8%, of all promise of sale agreements, while most of the remaining agreements involved companies.
San Pawl il-Baħar also recorded the highest number of promise of sale agreements with 81, followed by Birkirkara (44) and Ħaż-Żabbar (42).
