St Paul’s Bay Once Again With Highest Residential Property Sales In May 2026

Residential property transactions in Malta recorded mixed results during May 2026, with the number of sales and promise of sale agreements declining slightly when compared with the same month last year, while their overall value increased.
A total of 1,157 final deeds of sale relating to residential property were registered during the month, representing a decrease of 3.7% compared with May 2025.
Despite the drop in volume, the total value of these transactions reached €342.3 million, an increase of 2.5% over the corresponding period last year.
Individual buyers accounted for the vast majority of final deeds of sale. In fact, 1,053 transactions, or 91.0% of the total, involved households, while companies were responsible for most of the remaining purchases.
Transactions involving individual buyers were valued at €282.3 million, representing 82.5% of the total value recorded during the month.
The highest number of final deeds of sale was registered in San Pawl il-Baħar with 98 transactions, followed by Birkirkara with 68 and Marsaskala with 51.
A total of 1,261 properties were included in the final deeds of sale registered during May. Apartments remained the most common property type, accounting for 37.0% of transactions, followed by garages at 23.3%.
Meanwhile, 1,316 promise of sale agreements were registered, a decrease of 4.4% when compared with May 2025.
However, their total value rose significantly to €604.0 million, marking an increase of 29.2%. As with final deeds, households accounted for the majority of agreements at 89.4%.
