St Paul’s Bay Again With Most Property Sale Deeds In October 2025

Residential property activity in Malta saw a strong increase in October 2025, with both final deeds of sale and promise of sale agreements rising compared to the same month last year.
A total of 1,287 final deeds of sale were registered, representing a 14% increase over October 2024. The total value of these deeds reached €358.3 million, up by 16.7%.
Individual buyers accounted for 92.2% of all transactions, with a combined value of €302.2 million, or 84.3% of the total.
The highest numbers of final deeds were recorded in the Northern Harbour (331) and Northern (280) districts, while the Western, and Gozo and Comino districts registered the lowest totals, at 136 and 141, respectively.

The most active localities were San Pawl il-Baħar (138 deeds), Birkirkara (59) and Marsaskala (55), together representing 19.6% of all final deeds.
In total, 1,410 properties were sold through these deeds, with apartments (547) and garages (320) making up the largest shares at 38.8% and 22.7%.
Promise of sale agreements also rose, with 1,353 registered in October 2025, up by 5.5% from a year earlier. Of these, 91.4% involved individual potential buyers.
The Northern Harbour district led again with 350 agreements, followed by the Northern district with 271. San Pawl il-Baħar (141), Birkirkara (70) and Marsaskala (51) topped the localities, accounting for 19.4% of all agreements.
