Malta’s residential property market recorded more than 1,100 final deeds of sale during June 2026, according to new data published by the National Statistics Office (NSO).

A total of 1,117 final deeds of sale relating to residential properties were registered during the month, representing an 11.7% increase compared to June 2025. The total value of these transactions reached €360.8 million, marking a rise of 19.5% over the same period last year.

The latest figures come amid continued pressure on Malta’s housing market, where rising property prices have made affordability a growing challenge for buyers.

Median apartment prices currently stand at around €414,000–€417,000, while properties with development potential often begin at approximately €900,000.

The majority of final deeds involved individual buyers, with 997 transactions (89.3%) linked to households. These purchases accounted for €261.5 million, or 72.5% of the total value recorded.

The highest number of final property sales were registered in Birkirkara (73), followed by San Pawl il-Baħar (70) and Mosta (54).

Across the completed transactions, 1,240 properties changed ownership, with apartments representing the largest share at 400 units (32.3%), followed by garages at 292 units (23.5%).

Meanwhile, 1,026 promise of sale agreements (konvenji) were registered in June, a decrease of 7.2% compared to the same month in 2025. However, the total value of these agreements increased by 10.8%, reaching €447.9 million.

Individual buyers accounted for 889 promise of sale agreements, representing 86.6% of the total.

The highest number of promise of sale agreements was recorded in San Pawl il-Baħar (85), followed by Birkirkara (50) and Ħaż-Żabbar (45).
