Do You Think Owning Property In Malta Will Eventually Become A Luxury Rather Than The Norm?

For generations, owning a home has been one of the biggest goals for Maltese families. But with property prices continuing to rise, could Malta be heading towards a future where renting becomes the norm, just like in major European cities?
And the latest statistics raise some interesting questions!
According to the National Statistics Office (NSO), 65.9% of households in Malta owned their homes in 2025, compared to 66.4% in 2024.
However, among households made up of Maltese nationals, home ownership remained significantly higher at 84.6%.
But Property Prices Keep Rising!
According to the NSO, residential property prices increased by 6.9% in the second quarter of 2026, compared to the same period in 2025.
To put that into perspective, a 6.9% increase on a €300,000 property would mean an additional €20,700!
For young people saving for their first home, rising prices can make ownership increasingly difficult.
What Is The Government Doing To Help?
Malta offers several schemes to support eligible first-time buyers, including:
- €10,000 First-Time Buyer Grant, spread over ten years.
- Stamp duty exemption on the first €200,000 of a qualifying property.
- 10% Deposit Scheme, helping eligible buyers aged 21–39 finance their deposit.
However, buyers still face mortgage repayments, interest, furnishing costs and other expenses.
Could Renting Become The New Normal?
In cities such as Berlin and Paris, renting is already a common long-term housing choice.
Could Malta eventually follow the same path?
While renting offers flexibility, home ownership provides stability and the opportunity to build wealth.
And although Malta remains a nation of homeowners, rising property prices are raising questions about affordability for future generations.
The real question is whether young Maltese people will still have the same opportunities to own a home as their parents did.
What do you think?
